This project houses the Lima YMCA and Lima Memorial Hospital’s Wellness Center. The building is three stories, totaling approximately 111,000 square feet. It is a conventionally framed high bridge structure consisting of brick and metal, and an exterior glass curtain wall. This contemporary design features a bowed clerestory allowing natural light into the corridor, which runs the length of the building. This facility contains three basketball courts, three racquetball courts, a swimming pool and spa, locker rooms, classrooms, and various other activity rooms. LMH conducts all sports medicine outpatient therapy at this location, which also has a therapy pool, and other rehabilitation equipment.
In the last four months of construction, Tuttle was suddenly hit with $1.4 million change order. This change order was over and above the 150 add/deduct change totaling over $1 million. Despite this, the schedule and the completion date were not compromised. The project was completed under budget, under schedule, with not lost time incidents, and without any litigation.
Tuttle Construction’s management style, design services, and value engineering greatly exceeded the owner’s expectations. The YMCA director Bill Blewitt stated, “We are always elated… the project progressed and came together in such a gorgeous way.”
Tuttle worked with multiple owners and numerous project stakeholders on this multi-prime project. Partnering and teamwork were the key elements to this project’s success. The Lima YMCA/Wellness Center won Tuttle Construction the coveted 1998 Build Ohio Award in the New Construction Over $10 Million category.
